Services We Offer
Residential Property Inspections
The inspector evaluates the roof, exterior, foundation, lots and grounds. There is a visual inspection of the attic (framing, electrical, insulation levels), checks all visible outlets, function of windows and doors, operation of faucets, showers, toilets, plumbing and drain lines, household appliances, visual inspection of the electrical panel, visual and operational check of HVAC systems and water heaters, condition of foundation walls and structural components. Each inspection lasts approximately 3-5 hours depending on the size of the home. Upon completion of the inspection, a personal walk through with the buyer is performed. A full written report with photos is provided. You will definitely get to know your new home better which will help you make an informed decision.

Pre-Inspections, Condo & Investor Inspections
We offer pre-inspections for the customer who wants to have an inspection performed on their home before it's listed. This is very common in the real estate industry. Along with doing the inspection we will place a pre-inspection sign in the yard when you are ready to sell your home.
Many of the condo inspections are interior only, meaning the exterior of the building does not need to be inspected. This is common with multi-unit properties that the Homeowners Association takes care of the exterior.
We offer what we call "Nitty Gritty" Inspections to investors. This inspection covers the main components. Call for details.
Radon Testing
Nebraska and Iowa have a high prevalence of radon in homes. The EPA and State of Nebraska and State of Iowa recommend testing a home for radon to determine if mitigation is necessary. EPA recommends a mitigation system when the action level is 4 pCi/L and above.
We want to keep your family safe by offering radon testing whether you have a home inspection or not.
We use Radstar 310A continuous radon monitors. All machines are blue tooth which allows us to send the results to you straight from the property.
All machines are calibrated on a yearly basis. We also do random duplicate testing to ensure the machines are working within the standards required.

Please make sure your vacant home has power and water. Please light pilot lights.Please leave keys to other doors that are locked so we can do a complete inspection. We understand some spaces are small and you may have difficulty moving items, if we have to items to access areas it can cause delays in completely the inspection in the time allotted.
